Home inventory tightens even in Carmel-by-the-Sea & Pebble Beach, CA

If you have followed my blogs the last few days, you will have seen how desirable an area Carmel is on the Monterey Peninsula. The beauty of the area which includes Big Sur and Pebble Beach is absolute.

Is it any wonder that the homes in Carmel-by-the-Sea generally are very pricy but that does not stop second home buyers from investing in this community. You see, prices during the downturn also affected prices here. However, just as in the rest of the country, inventory is getting tight even with the priciest homes. In fact, it is about HALF of what it was in 2008 at the height of the foreclosure and short sale market. In fact, total sales and sales prices were up in 2012 over 2011 and now multiple offers on a property is the norm.

I love to be as close to the ocean as possible, so I went to investigate what is for sale on SCENIC DRIVE.

There were not so surprisingly very few for sale. But one that I have always liked was for sale. I remember it years ago before the renovations and always liked the location. (Courtesy Coldwell Banker/Del Monte).

I love this entire area.  Unfortunately, these homes are not within my budget.  It's interesting to find this market similar to other markets experiencing low inventory.

Joan: Yes, nventory is tightening no matter what your budget or what your area, it looks like.

Debbie: It's been interesting to see the transformation that Carmel-by-the-Sea has gone through since I arrived in 1995.

California certainly has its challenges. The tax situation is now totally out of hand. I am doing a mortgage for an indidual moving from CA to CT, which is something that doesn't happen. He talked about one of the main reasons being California's tax structure.

Joe: Yes, the tax situation is a consideration in California. But evidently that is not stopping buyers from buying here. The Pebble Beach National Pro Am Golf Tournament will be playing here February 4 - 10, 2013. Realtors do some heavy marketing during that time with all the exposure our area gets then.
